Before moving in your stuff, thoroughly inspect your room(s) and take pictures of any damage (cracks, leaks, carpet stains, etc.) This will serve as proof that you were not responsible for these damages when you move out. Make It Official
Sign an agreement with your roommates that include cleaning schedules, guest policies, rent payments, etc. to ensure that there’s no confusion. Even best friends can get into major disagreements.
- Cleaning schedules – No one wants to come home to a pile of dishes that’s been sitting there for a week, but that happens frequently in shared living arrangements. Don’t expect your roommates to volunteer their dishwashing services willingly. Come up with a cleaning schedule so that there’s no arguing on who cleans the toilet next.
- Guest policies – One of the biggest challenges to having roommates is the lack of privacy. Expect your roommates to have guests over (probably more often than is acceptable to you). Don’t have expectations that he or she will be considerate of your needs and care that you have a mid-term in the morning. Setting boundaries in the very beginning will alleviate any potential issues.
- Rent payments – More often than not, one of your buddies will find themselves in some type of financial crisis. This is one of the major drawbacks of entering into a lease with other people. You never know if they will bail on you and leave you high and dry. Select your roommates carefully and be sure that you have a clear understanding of their current financial situation. This will clue you in as to whether or not you can count on them to make their payments on time.
Alterations
Before you start painting the walls or ripping out the carpet (usually a BIG no-no), make sure you know what you’re actually allowed to do. As tempting as it is to turn this place into your own little perfect paradise, read your lease agreement first and find out what the guidelines are. Otherwise, you may end up paying additional fees when you move out AND lose your security deposit. Ouch! Better to check first!
Other Things To Look For
Check the water pressure and see how long it takes to get warm. If it takes longer to get warm, it could increase your water bill significantly.
How is the cell phone reception? It’s naïve to think that a bad cell phone reception won’t become bothersome. Know yourself when renting a new place – denial will only come back to haunt you later.
Make sure there’s an Internet provider suitable for your needs. Heavy downloaders, gamers and video streamers will need a high-speed provider – better be safe than sorry!
Make sure the windows are double-paned/double-glazed and in good condition. Without proper insulation, running the AC could result in an unwanted bill.
Bring a socket tester or a cell phone charger to test all the outlets. Without properly working sockets, life could get quite frustrating.
